PROPERTY MANAGEMENT SERVICE

The Property Management Department offers a professional service aimed at maximising the return on a property. This task, involving a multitude of aspects, requires the dedication of experienced Spanish/English/German speaking person and the close collaboration with other professionals.

We will hold the key of your property and by supervising the repair and condition of installations, we are able to react quickly and cut short any problem or anticipate any major breakdown which, in the long run, translates into a considerable saving for the landlord. The landlord is informed on a regular basis of all details concerning the building and progress reports on the income and expenditure budget.

 Luz Atlantic Property offers two types of Property Management services:

 FOR YOUR HOME

• Weekly airing & inspection visits to ensure that your home is always fresh and in good order.
• Immediate attention to emergency repairs, minimising damage to your property and avoiding worry for you.
• Cleaning and preparation of your property before you or your guests arrive, so you can relax and enjoy your home from the moment you get here.
• Watering and care of indoor plants.
• A 24-hour emergency help line

 FOR YOUR INVESTMENT

To provide the best service possible, when providing this service, the management service “for your home” is very much recommended. This service comprises:

• Dealing with the rent contracts
• Rental of your property, offering you a return on your investment
• Inspection of the property before and after the tenancy: no worries for you, we take care of all the practicalities, such as inventorying, supervising the condition of installations and preparation of your property.
• Personal attention to the client: We provide every rental (if agreed) with a welcome pack (milk, tea, sugar, water, bread, butter). We seek to manage a property for benefit of the landlord, paying special attention to establishing and maintaining a good relationship between owner and occupiers.
• Monitoring house cleaning and pool maintenance. Please, bear in mind that these two services are done by an independent professionals.
• Accounting  & Reporting
• A 24-hour emergency help line

* This is based in 10€ per week. When the property is rented, it will not be charged any amount.

** It is not included the house cleaning and the pool maintenance. The pool maintenance is done by an independent registered pool maintenance company “Clear Water”, and paid into a separate account.

 Prices for house cleaning (including washing and ironing the towels and sheets, and cleaning the exterior of the property) are:

• 50 €  for a 2 bedroom house
• 70 € for a 3 bedroom house
• Price for the welcome pack is 4€ (with wine is 7 €).

PROPERTY MAINTENANCE SERVICE 

This service can be used for either people who live in Spain permanently or just come every now and then to make use of their property, but because of the language barrier fail in contacting a professional in order to do any repair or  find a supply.  So we would organise by phone any appointment required. We can go personally when our presence is required. In this case we do not hold any key for your property.
